Pre-application Advice

Introduction

Pre-application discussions are considered vital and are encouraged whenever possible.  Pre-app advice is an important part of the planning process which can be of benefit to all parties involved. By using this service we can check that you are on the right lines before you apply.  This could save you time and money and improve your chances of having your proposal approved.

If you are unsure whether you need to apply for planning permission please visit the Planning Portal website section titled - Do I need planning permission?

The benefits of the Pre-application Service are:

  • To improve the quality of the applications submitted.
  • To speed up the processing of planning applications.
  • To save money.
  • To overcome some of the possible reasons for the refusal of permission.
  • To ensure that statutory consultees are engaged as early as possible.

    Services and advice

We offer advice at several levels.  The Customer Information Team provides general planning advice on most procedural issues.  This service is provided without the need for appointment. The advice can be given over the telephone, via e-mail or face to face.

The Planning Officers provide a tailored pre-application service on request and by appointment.  For major applications a development team meeting can be arranged to include officers from other Council services and potentially external consultees, where deemed appropriate.

To arrange a tailored pre-application meeting please telephone for an appointment, our contact details can be found on the 'Contact Information' tab. In order that this process operates effectively, it will be necessary for you to complete a brief form that describes the proposed development, its location and any other information that will assist the officers to provide as comprehensive a response as possible.
