GLOSSARY OF TERMS – PLANNING LEGISLATION

A terraced house is one where more than two separate living units are attached

A semi-detached house is part of a building consisting of two separate living units side-by-side

A detached house is one dwelling standing in its own grounds

A flat or maisonette is part of a building consisting of a number of other separate units

The ‘original dwelling' means the property as it was first built or as it stood on 1st July 1948 (if it was built before that date)

A Highway includes all public roads, bridleways and byways and footpaths. A highway can also include private roads, it is the right of the public to pass and re-pass the road, which constitutes a highway

Volume means the length x height x width measured externally.

Note:
VOLUME is calculated from EXTERNAL measurements from original ground level. Height is measured from original ground level.

"Permitted Development" is the term used to describe minor alterations or extensions up to a certain volume, which can be carried out without the need for Planning Permission.

This applies to private dwellings only. Flats, maisonettes, business premises, shops, hotels etc. do not have these allowances, and Planning Permission is required for any proposals.
