DOMESTIC EXTENSIONS


Do I need Building Regulation Consent to add an extension to my house?
In most instances a Building Regulation application will be required to extend your home. Further information on how to make an application is available by clicking here.

Fees in connection with the application are based on the floor area of the proposed extension. (If you are building a two storey extension then the two floor areas should be added together). When checking which fee is payable you should refer to Table 2 of our fee sheet.

Are there any exceptions?
The following list gives examples of situations where you can “extend” your home and do not need to involve Building Control.

You can add a conservatory or porch which has an internal floor area of less than 30m² and does not have a permanent opening from the main dwelling.
2
You can add a car port or covered yard which is open on at least two sides and has an internal floor area of less 30m².
NOTE: These exemptions do not extend to electrical work within the exempt structure.


What information will be required as part of the application?
The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:

  1. Completed application form appropriate to the type of work proposed
  2. Correct fee
  3. Site location plan
  4. Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.
