DOMESTIC GARAGES – NEW BUILD


Do I need to make a Building Regulation application?

Certain detached garages are considered exempt under the Building Regulations and an application is not required. To be exempt the garage must meet the following criteria:

  • Floor area less than 30m²
  • No sleeping accommodation
  • Brick or concrete walls OR more than 1m from boundary
  • Tiled or felted roof

What fee do I have to pay if an application is required?
A set fee totalling £300 (inc VAT) is payable to the Isle of Wight Council for a basic garage. However, if the floor area exceeds 60m² the fee payable is based on the estimated cost of the building work instead. Please refer to Table 2 & 3A of our fee sheet for further details.


What information will be required as part of the application?

The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:

  • Completed application form appropriate to the type of work proposed
  • Correct fee
  • Site location plan
  • Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.
