Do I need Building Regulation Consent?

Roof Windows
The installation of roof windows will require the submission of a Building Notice. A fee of £55.32 (+ VAT) should accompany the application.

A Building Control Surveyor will inspect the installation and check the work for compliance with the regulations. A Completion Certificate will be issued upon satisfactory completion.

Dormer Windows
The formation of a dormer window will require the submission of a Building Regulation Application. A fee, based upon the estimated cost of the works, should accompany the application.

Roof Extensions
If the formation of a dormer window is part of an overall extension to the roof, the fee payable should be based upon the size of the floor area of the new extension (See Table 2).


Loft Conversions
If the roof space is converted to habitable room and extended the fee payable should be based upon the total floor area (See Table 2).
If the roof space is converted to a habitable room and no further extension of the floor area takes place the fee payable is £420 (inc VAT). Please refer to our section on ‘Loft Conversions’ for further guidance.

What information will be required as part of the application?
The information required depends upon the type of application you have chosen to submit. However, as a minimum requirement you should supply the following:

  • Completed application form appropriate to the type of work proposed
  • Correct fee
  • Site location plan
  • Basic sketches in the case of a Building Notice application, or full constructional drawings and structural calculations for a Full Plans application.
